Initiated/533 Ac <br />CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 16, 1984. <br />DESCRIPTION & CONDITIONS <br />Indian River County is initiating a request to amend the Land <br />Use Element of the Comprehensive Plan by redesignating <br />approximately 533 acres located in Section 12, Township 33 <br />South, Range 38 East, from RR -1, Rural Residential 1 (up to .4 <br />units/acre), to LD -1, Low -Density Residential 1 (up to 3 <br />units/acre). <br />On February 23, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend to the Board of County Commissioners that <br />106.52 acres of Section 12, Township 33 South, Range 38 East, <br />be redesignated from RR -1 to LD -1. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the existing land use pattern <br />willbepresented as well as a discussion of the future lard <br />use as established in the land use element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property consists of the Life for Youth Ranch, <br />citrus groves, pasture land, and a number of single-family <br />dwellings, most located on five -acre parcels of land. The land <br />north of the subject prcperty is primarily devoted to citrus <br />groves although there is a single-family subdivision directly <br />north of the subject property. The lands east and•south of the <br />subject property also are in citrus groves. West of the <br />subject property is developing land which includes old citrus <br />groves, a mobile home park, and single-family dwellings on <br />one -acre and larger parcels of land. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property: and the <br />land east of it as RR -1, Rural Residential 1 (up to .4 <br />units/acre). The land north and west of the subject property <br />is designated as MD -1, Medium -Density Residential 1 (up to 8 <br />units/acre). South of the subject property, the land %is <br />designated as AG, Agricultural (up to .2 units/acre). Based on <br />the proximity of the subject property to the lands designated <br />MD -1, it appears reasonable to allow a maximum density for the <br />subject property which would be higher than that allowed by the <br />RR -1 designation.
