s � r <br />Transportation <br />The subject property has direct access to S.R. A -1-A <br />(classified as an arterial street on the County's Thoroughfare <br />Plan) and to Jungle Trail. Utilizing the maximum development <br />allowed under R -2D zoning, the development of the property <br />would generate 964 average annual daily trips (AADT). Under <br />the current R-1 zoning, the maximum development of the property <br />would generate 1580 AADT. <br />Environment <br />The subject property is not designated as environmentally, <br />sensitive. However: <br />1) The southwest corner of the subject property contains <br />approximately 1.86 acres located within Zone A; <br />2) FIRM Map #120119-0083C depicts a flood elevation of <br />seven feet (EL7) ; <br />3) All future residential units located within the flood <br />prone area must have the lowest floor of the living area <br />elevated to at least eight feet. <br />i7f- i 1 i+ i o a <br />County water and wastewater facilities are not available for <br />the subject property. <br />RECOMMENDATION <br />Based on the above analysis; including the Planning and Zoning <br />Commission's recommendation.,.'staff recommends approval. <br />Mr. Shearer presented slides of the subject area and <br />noted that actually the density will remain very similar, <br />the main difference being that R -2D allows multiple family <br />development. He commented that multiple family usually <br />generates less traffic. <br />In further discussion it was noted that multiple family <br />generates less traffic per unit rather than per acre. It <br />was also noted that multiple family uses less water, and it <br />also requires site plan approval. <br />Mr. Shearer wished to point out that the applicants <br />have applied for a right-of-way abandonment, which will be <br />coming up at a later meeting. <br />The Chairman asked if anyone present wished to be <br />heard.
