Shearer, AICP <br />Chief, Long -Range Planni,5EFERENCES: <br />NORTH BEACH ASSOCIATES <br />REQUEST TO REZONE 26.35 <br />ACRES FROM R-1, SINGLE- <br />FA`N?ILY DISTRICT, TO <br />R -2D, 1-1ULTIPLE-FAMILY <br />DISTRICT <br />North Beach P&Z <br />CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 16, 1984. <br />DESCRIPTION & CONDITIONS <br />The applicants, North Beach Associates, Ltd., are requesting to <br />rezone 26.33 acres located on the west side of State Road A -1-A <br />and one-half mile north of County Road 510 (Wabasso Road) from <br />R-1, Single -Family District (up to 6.2 units/acre), to R -2D, <br />Multiple -Family District (up to 6 units/acre). <br />The applicants propose to develop this property as <br />multiple -family residences. <br />On April 12, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis -of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property -is currently undeveloped. North and east <br />of the subject property, across S.R. A -1-A, is undeveloped land <br />zoned R -2D. South of the subject property is undeveloped land <br />zoned R-1. Further south are citrus groves and Spring Place, -a <br />single-family subdivision. West of the subject property are <br />more citrus groves. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all <br />of the land around it as LD -2, Lour -Density Residential 2, (up <br />to 6 units/acre). The current R-1 zoning and proposed R -2D <br />zoning are both consistent with the LD -2 land use designation. <br />Rezoning the subject property to R -2D would be consistent with <br />the R -2D zoning east of S.R. A -1-A and consistent with the <br />general land use pattern on this part of the barrier island <br />with multiple -family developments along A -1-A oriented to the <br />ocean and single-family delrelopments along the west part of the <br />island oriented to the river. <br />36 <br />
