Keattlh7t, A P <br />Planning & Development Director <br />FROM: gS <br />REFERENCES: <br />Richard Shearer, AICP -Moon Rezoning <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their. <br />regular meeting of May 23, 1984. <br />DESCRIPTION & CONDITIONS <br />The applicants, Sam and Nancy Moon, are requesting to rezone <br />7.82 acres located at the southeast corner of State Road 6.0 and <br />Kings Highway (58th Avenue) from A, Agricultural District, to <br />C-1, Commercial District. <br />The applicants intend to develop this property as a restaurant. <br />On April 12, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. _ <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the <br />application will be presented. The <br />description of the current and futur <br />surrounding areas, potential impacts <br />utility systems, and any significant <br />environmental quality. <br />Existing Land Use Pattern <br />reasonableness of the <br />analysis will include a <br />e land uses of the site and <br />on the transportation and <br />adverse impacts on <br />The subject property currently contains a single-family <br />residence. North of the subject property, across S.R. 60, is <br />an 18.7 acre parcel of vacant land zoned C-1. West of that <br />parcel, across Kings Highway, is a 20 acre parcel of vacant <br />land zoned C-1. West of the subject property, across Kings <br />Highway, is vacant land zoned A, Agricultural District. South <br />of the subject property is a power substation and the main <br />relief canal. East of the subject property is a single-family <br />residence in an R-1,'Single-Family District. Further east is a <br />20 acre parcel of vacant land zoned C-lA, Restricted Commercial <br />District. North of these properties, across S.R. 60, are <br />single-family subdivisions. <br />29 <br />
