Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all <br />of the land immediately adjacent to it as part of the 140 acre <br />commercial node located at the intersection of Kings Highway <br />and S.R. 60. Rezoning the subject property to C-1, Commercial <br />District, would be consistent with the Comprehensive Plan. <br />Transportation System <br />The subject property has direct access to S.R. 60 and Kings <br />Highway (both classified as arterial streets on the <br />Thoroughfare Plan). Commercial development of the subject <br />- <br />property could attract up to 5,600 Average Annual Daily Trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is in a flood -prone area. <br />Utilities <br />County water and wastewater facilities are not available for <br />the subject property. However, County water should be <br />available within one year. <br />RECOMMENDATION <br />Based on the above analysis, particularly the fact that the <br />subject property is in a commercial node and the Planning and <br />zoning Commission's recommendation, staff recommends approval. <br />Chief Planner Richard Shearer presented staff's <br />recommendation for rezoning the subject property to <br />Commercial. <br />Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. There were <br />none. <br />ON MOTION by Commissioner Wodtke, <br />SECONDED by Commissioner Bird, the Board <br />unanimously (4-0) closed the Public Hearing. <br />ON MOTION by Commissioner Wodtke, <br />SECONDED by Commissioner Bird, the Board <br />unanimously (4-0) approved the Moon request as <br />recommended by staff and adopted Ordinance 84-30, <br />rezoning 7.82 acres from Agricultural District to <br />Commercial District. <br />� <br />30 <br />MAY 2 3 1984 <br />Bou 57 PACE 148 <br />
