Future Land Use Pattern <br />The Comprehensive Plan designates the subject property as _ <br />Commercial. The land immediately around it is designated as <br />LD -1, Low -Density Residential 1 (up to 3 units/acre). A <br />rezoning to C-1 would be consistent with the Commercial land <br />use designation. - <br />Transportation System <br />The subject property has direct access to 62nd Avenue <br />(classified as a local street on the County's Thoroughfare <br />Plan). The development of the subject property in commercial <br />uses could attract up to 1000 average annual daily trips <br />(AADT). Three single-family homes on the subject property <br />would produce 30 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood prone area. <br />Utilities <br />County water and wastewater facilities are not available for <br />the subject property. <br />RECOMMENDATION <br />Based on the above analysis, staff recommends approval. <br />Chief Planner Richard Shearer presented staff's <br />recommendation for approval of the rezoning request. <br />Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter.
