JUN 1994 g.19rr 57 FnE 290 <br />Discussion continued regarding the fact that this is <br />not a clean cut situation because of Skatetown and the other <br />commercial activities located in the neighborhood, and it <br />was further noted that there is some recent commercial <br />construction which is further impacting the area. Staff <br />explained that existing commercial enterprises are <br />grandfathered in and that may be why some commercial <br />construction is occurring. <br />In further discussion it was noted that the west <br />portion of Mrs. Eddy's property, approximately 330' deep <br />fronting on 27th Avenue, is zoned commercial with the <br />eastern portion being zoned R-1. There is a similar <br />situation on the west side of 27th Avenue, and there is <br />residential development on the west side; in fact, there is <br />a subdivision going in with 1/2 acre lots right behind the <br />skating rink. <br />Planner Shearer believed that staff's position on Mrs. <br />Eddy's property was that this might be an area which could <br />be considered for multiple family since it is LD -2. <br />The possibility of allowing Mrs. Eddy to use her <br />property to a depth of 330' off of 27th for commercial and <br />having the balance of the property to the east remain <br />residential was brought up. <br />Planner Shearer agreed that is a possibility, but <br />emphasized that staff feels the whole property could be used <br />for residential. <br />Commissioner Wodtke noted that the east side of 27th <br />Ave. between Oslo and Rebel Road is really all undeveloped <br />land; he would be reluctant to consider anything other than' <br />the 330' for commercial and really felt that is premature at <br />this time. <br />Planning Director Keating emphasized that staff's <br />position is that of inhibiting strip commercial, and <br />he further believed that we are going to be faced with a <br />28 <br />
