If this request is approved, he felt the Board <br />probably is automatically conferring a future commercial <br />designation on the properties north and south of the subject <br />property, and the question is where does it end. <br />Mrs. Eddy noted that all her properties were changed to <br />residential from business; she is only requesting two be <br />kept commercial where there is business across the street, <br />and she did not feel she is being unfair requesting that. <br />Discussion continued at length regarding the skating <br />rink, the other businesses in the area, the natural <br />separation defined by the canal, the possibility of multiple <br />family development, etc. <br />Chairman Scurlock stressed the "domino" effect of <br />commercial next to commercial and believed we would have to <br />be careful to find something very specific to justify <br />allowing commercial. He felt there are many similar spots <br />in the County and that this is not a unique situation. He <br />also brought up the fact that there is multi family located <br />across from The Forum and next to the Jungle Club on 6th <br />Avenue, and he felt multi family would be a good use. <br />In the continuing discussion, Commissioner Bird <br />explained to Mrs. Eddy that the Commission is trying to <br />eliminate strip zoning, and we have to stop allowing it to <br />spread at some point; we are not just picking on her <br />property. <br />Mrs. Eddy felt it is very unfair. <br />MOTION WAS MADE by Commissioner Wodtke, <br />SECONDED by Commissioner Bird, to deny <br />Mrs. Eddy's request for amendment of the <br />Comprehensive Plan to Commercial for her <br />7.42 acres at Emerson Ave. & Rebel Rd.; <br />said property to remain designated LD -2. <br />29 <br />JUN 6 1984 eooK, 57 MCE291 <br />
