amendment and commercial zoning of all of the property, the - <br />development of the property would attract approximately 3,955 <br />average annual daily trips (AADT). Under the LD -2 land use <br />designation, the subject property would generate 198 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />TT+ -4 l 4 +-4 oc <br />County water and wastewater facilities are not available for <br />the subject property. <br />RECOMMENDATION - <br />Based on the above analysis, including the commercial node <br />policies of the Comprehensive Plan, staff recommends that the <br />Board of County Commissioners deny the applicant's request. <br />Mr. Shearer again emphasized that staff is trying to <br />discourage further commercial along major roads. He noted <br />that the Planning & Zoning Commission voted 3 to 1 for <br />denial of the amendment, and at that time, they did discuss <br />the possibility of either designating this as a neighborhood <br />node or including it in a node which could include the uses <br />on the west side. The commercial uses on the west side <br />currently contain 2.75 acres of land, and Mrs. Eddy has 4.4 <br />acres, for a total of around 7 acres, which would make up a <br />neighborhood node. The Planning & Zoning Commission <br />however, felt it would be premature to designate it as a <br />neighborhood node while the county was in the process of <br />analyzing policies regarding nodes. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Mrs. Eddy, owner of the subject property, pointed out <br />that in this vicinity there is a Zippy Mart, the Pony Keg, a <br />nursery and a fish farm, and wished to know what the Board <br />felt she should do with her property. <br />It was determined that no one further wished to be <br />heard. <br />33 <br />BOCK 57 FACE295 <br />
