KezftinG AICP DISTRICT <br />Planning & Development Director <br />FROM: �b REFERENCES: <br />Richard Shearer, AICP Blanchard Rezoning <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 6, 1984. <br />DESCRIPTION & CONDITIONS - <br />The applicant, Robert Blanchard, is requesting to rezone .34 <br />acres located on the south side of. 4th Street (Citrus Road) and <br />490 feet east of Old Dixie Highway from C-lA, Restricted <br />Commercial District, to C-2, Heavy Commercial District. <br />The applicant proposes to use this property for warehouses or <br />mini -warehouses. <br />On April 26, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />Iii this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts.on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property is currently undeveloped. The subject <br />property and all of the lands immediately adjacent to it are <br />zoned C-lA. East of the subject property are two single-family <br />homes which are nonconforming uses in the C-lA district. <br />Further east is a mobile home park in an R-1MP, Mobile Home <br />Park District. South of the subject property are mini -warehouses <br />which are a nonconforming use in the C-lA district. Further <br />south are commercial.subdivisions in a C-1, Commercial District. <br />These subdivisions are currently being developed for contractors <br />offices, auto repair facilities, and retail sales of tires and <br />lawn mowers. West of the subject property are two mobile <br />homes and the Baker Brothers wholesale refrigerating equipment <br />facility (all nonconforming uses in the C-lA district), and an <br />unfinished furniture showroom. North of the subject property <br />is a retirement home, vacant land, and two single-family <br />residences. Further north are mini -warehouses in an M-1, <br />Restricted Industrial District. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and all <br />of the land around it as part of the U.S. 1 Mixed -Use Corridor. <br />The Plan states that commercial and industrial land uses are <br />37 <br />JUN 6 1984 BOOK 5.7 PAGE�99 <br />
