KeatiAg, 6&CP MERCIAL DISTRICT <br />Planning & Development Director <br />Richard Shearer AICP Co.Int. 16.33 Ac. <br />FROM: <br />Chief, Long -Range PlannAEFERENCES: FORMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting -of July 11, 1984. <br />DESCRIPTION-& CONDITIONS <br />Indian River County is initiating a request to rezone <br />approximately 16.33 acres located west of U.S. 1, east of Old <br />Dixie Highway, south -of North Gifford Road (45th Street), and <br />north of South Gifford Road (41st Street), from C-lA, <br />Restricted Commercial District, to C-1, Commercial District. <br />On March 21; 1984, the Board of County Commissioners rezoned .6 <br />acres of land on the east side of Old Dixie Highway and the <br />north side of 42nd Street from R-2, Multiple -Family District, <br />to C-1. In order to avoid spot zoning, the Planning Department <br />recommended that additional land in this area be rezoned to <br />C-1. <br />On May 10, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of -the reasonahleness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any.significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property currently contains approximately 25 <br />residential dwellings, a vacant commercial building, a clothing <br />store, a beautician's shop, a supermarket, a vacant service <br />station, several fruit packing houses, and vacant land. West <br />of the subject property, in an R-2 zoning district, are <br />approximately 20 residential buildings, a vacant building, and <br />16 <br />
