He explained that the subject property is under <br />contract conditional upon this node inclusion, and there is <br />a demand being shown here for an industrial use. However, <br />because of the boundary limits, they are being precluded <br />from obtaining the nodal inclusion. He emphasized that the <br />Comp Plan recognizes that while node inclusion may not be <br />appropriate in a particular instance because of a lack of <br />proximity to an intersection, it also states that certain <br />parcels of land which do not conform to policies for nodal <br />development, but which can be demonstrated to be suitable <br />for commercial or industrial uses, may receive consideration <br />by the Board of County Commissioners for commercial or <br />industrial zoning classification. He, therefore believed <br />the Board has the ability to allow this use outside of the <br />node. <br />ON MOTION by Commissioner Bowman, <br />SECONDED by Commissioner Wodtke, the Board <br />unanimously (4-0) closed the Public Hearing. <br />MOTION WAS MADE by Commissioner Bowman, <br />SECONDED by Commissioner Wodtke, that the Board <br />deny the Whitestone request to have 28.91 acres <br />included in the 150 -acre Wabasso Road commercial/ <br />industrial node, for the reasons given by staff <br />and the Planning & Zoning Commission. <br />In further discussion, Commissioner Wodtke felt there <br />is a lot of confusion re our nodal system (especially as <br />related to the MXD District) and that we need to work even <br />harder on establishing additional policies. <br />32 <br />
