Many individuals have declined from requesting a rezoning to <br />the C-2 zoning district because the yard requirements are more <br />restrictive than the yard requirements'in the other commercial <br />and industrial districts. <br />On June 14, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this proposed amendment. <br />ALTERNATIVES & ANALYSIS <br />The various yards -required for all of the County's commercial <br />and industrial zoning districts are listed below. <br />• r <br />The C-2 district currently requires side and rear yards of 20 <br />feet and a front yard of 25 feet. The C-lA, Restricted <br />Commercial District, the C-1, Commercial District, and the M-1, <br />Restricted Industrial District, all require a front yard of 10 <br />feet, a rear yard of 10 feet, and no side yard requirement <br />unless the property abuts a residential zoning district. <br />Because the uses allowed in the C-2 district are also allowed <br />in either the C-1 or the M-1 district, it seems reasonable to <br />have yard requirements for the C-2 district which are <br />similar to those required in the C-1 and M-1 districts. <br />The rear yard requirement of the C-2 district could be reduced <br />from 20 feet to 10 feet. If parking was allowed in all but 10 <br />'feet of the required front yard, the building would still be <br />set back at least 25 feet from the right-of-way�but parking <br />facilities would only be required to set back 10 feet. <br />Reducing the required side yard -from 20 feet to 10 feet would <br />allow greater flexibility in site design but would ensure that <br />buildings were not built on the property line (which is <br />permitted in the C-lA, C-1, and M-1 districts). <br />The maximum lot coverage allowed in the C-2 district is listed <br />as 40 percent. However, this provision should not include parking <br />facilities. A statement should be -added to exempt parking <br />facilities from the 40 percent lot coverage limit. <br />Recently, there has been considerable interest in developing <br />trade contractors buildings in the County. Trade Contractors <br />Buildings are not specifically listed as a permitted or special <br />exception use in any of the County's zoning districts. The C-1 <br />district allows "professional, business and utilities offices <br />and services" and the M-1 district allows, "Building storage <br />yards, contractor's plants or storage yards." However, trade <br />contractors buildings -tend to combine office, retail, service, <br />_and warehousing uses in one building.
