E. Extension of Preliminary Plat Approval - Plantation <br />Ridge Subdivision <br />The Board reviewed the following memo dated 6/15/84: <br />TO: The Honorable Members <br />DINE: June <br />15, <br />1984 FILE: <br />of the Board of County <br />Commissioners <br />DIVISION HEAD CONCURRENCE: <br />EXTENSION <br />OF PRELIMINARY <br />SUBJECT: <br />PLAT <br />APPROVAL FOR PLANTA- <br />TION <br />RIDGE SUBDIVISION <br />Robert M. Ridge <br />Staff Planner <br />DIS:CLARE <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on July 11, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Plantation Ridge Subdivision has a proposed 31 lots on a 21 <br />acre site. The subject property is located on the west side of <br />Old Dixie Highway, just north of 20th Lane., S.W. The site is <br />zoned R-1, Single -Family Residential (6.2 dwelling units/acre): <br />The land use designation of the site is MXD for a distance of <br />300 feet west of Old Dixie Highway. The remainder of the <br />property is designated LD -2 (up to 6 dwelling units/acre). The <br />proposed building density is 1.48 dwelling units/acre. <br />The development received preliminary plat approval on June 16, <br />1982. A six month extension of plat approval was granted on <br />December 16, 1983. Thus, plat approval would have expired on <br />June 16, 1984, if the applicant had not submitted an extension: <br />request prior to this time. The applicant is requesting a <br />twelve month extension of preliminary plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />The applicants were unable to -complete the subdivision within <br />the allotted time period and thus are requesting an additional <br />twelve months. <br />According to the County's Subdivision Ordinance 75-3, "The <br />approval of the Board shall have full force and effect for a <br />period of 18 months from the date of approval. An extension <br />may be granted by the Board." Historically, the Board has <br />granted one extension for a period of up to 18 months. With <br />the 6 months already granted by the Board of County Commission= <br />ers)if an additional twelve month extension of plat approval is <br />granted, the applicant will have received. the eighteen month <br />extension of plat approval normally approved by the Board. <br />RECOMMENDATION: <br />Staff recommends that the Board grant a twelve month extension <br />of plat approval to Plantation Ridge Subdivision. <br />7 <br />JUL 111984 BooK 57 588 <br />
