Int. 29.9 Ac. <br />Chief, Long -Range Planni FORMS2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of July 18, 1984. <br />DESCRIPTION & CONDITIONS <br />Indian River County is requesting to rezone approximately 29.9 <br />acres located south of 4th Place, west of the F.E.C. railroad, <br />north of the south relief canal, and east of Old Dixie Highway <br />from C-lA, Restricted Commercial District, C-1, Commercial <br />District, and M-1, Restricted Industrial District, to C-2, <br />Heavy Commercial District. <br />On June 6, 1984, the Board of County Commissioners approved a <br />request to rezone .34 acres located on the south side of 4th <br />Street from C-lA to C-2. At that time, the Planning Department <br />recommended that additional land in this area also be rezoned <br />to C-2. <br />The subject property is made up of the Dixie Commercial Park <br />Subdivision, the M.C.C. Subdivision, and unplatted land to the <br />north and south of these two commercial subdivisions. On April <br />6, 1983, the County approved a request to rezone the Dixie <br />Commercial Park and M.C.C. Subdivisions from C-lA to C-1. The <br />!purpose of the rezoning was to permit contractors offices and <br />general commercial uses in these subdivisions. <br />On May 24, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The Dixie Commercial Park and M.C.C. Subdivisions are currently <br />being developed for contractors offices, auto repair <br />facilities, office -warehouse uses, and retail sales of lawn <br />mowers and tires. The C-2 zoning district is ideally suited to <br />these types of land uses.
