and part of the subject property has tapped on to this water. <br />However, County wastewater facilities are not available for the <br />subject property. <br />RECOMMENDATION <br />Based upon the above analysis, including the Planning and <br />Zoning Commission's recommendation, the existing land use <br />pattern, and the nonconforming use status of many of the <br />commercial activities, staff recommends that the subject <br />property be rezoned to C-2, Heavy Commercial District. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Commissioner Wodtke asked about the nursing home in <br />this area, which is south of 4th Place and west of the FEC <br />Railroad, and Mr. Shearer stated that actually it is a <br />retirement home, and it is non -conforming. The mobile home <br />park is zoned properly, but there are some mobiles homes in <br />the C-lA area, which are non -conforming. We are not <br />rezoning the mobile home park, however, just the commercial <br />and industrial district so that we have one district in this <br />area instead of three. <br />Norman Hensick, owner of property in Dixie Commercial <br />Park Subdivision, which is presently C-1, stated that he is <br />in favor of the rezoning the county has initiated.
