JUL 18 1984 Boaz 57 FaCF 7033 <br />Chief Planner Shearer reported that prior to this <br />application being submitted, Planning & Zoning met with the <br />owners to try to come up with a reasonable zoning scheme for <br />this property that would be in everyone's best interests and <br />they looked at several alternatives. The applicant had <br />requested that the property on U.S.I be C-1, and the <br />property in the rear be M-1; however, at the Planning & <br />Zoning Commission hearing some potential problems came up, <br />and they agreed to amend their request for all the property <br />to be C-2, which the Planning & Zoning Commission approved. <br />Commissioner Bird inquired about the uses the applicant <br />has in mind as he believed some concern has been expressed <br />about the development along U.S.1 <br />Dale Sorensen came before the Board representing the <br />owners and stated that his company will be joint venturing <br />with Proctor/Hodges. He explained their reason for going to <br />C-2 for the entire parcel is because of setbacks. Actually, <br />what they are planning for the front part along U.S.1 will <br />be almost exactly the same as what is there now in the <br />Proctor Plaza and will be in keeping with what is already in <br />the area. To the rear off U.S.I, they will do the warehouse <br />type thing. <br />Discussion ensued re setbacks and permitted uses in C-2 <br />which might be considered more industrial than the uses in <br />C-lA. <br />Planning Manager Keating stated that used car lots are <br />allowed in both C-1 and C-2, but usually there are the <br />heavier type of uses, i.e., warehouses and mini warehouses. <br />Commissioner Wodtke pointed out that there are a lot of <br />differences between C-2 and M-1. <br />Commissioner Bird asked if under C-2 someone, such as a <br />carpenter or electrician, for instance can renovate a <br />warehouse and use it for their place of business, and <br />Planning Director Keating noted that in order to do that, <br />+4% <br />
