Keatin , ATdb <br />Planning & Developmen Director <br />FROM: Richard Shearer, AICP REFERENCES: west Side of 27th <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 1, 1984. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to rezone approximately <br />48.33 acres located on the west side of 27th Avenue and <br />one-quarter mile south of Oslo Road from C-1, Commercial <br />District, to R-lAA (up to 2.6 units/acre). <br />On May 23, 1984, the Board of County Commissioners rezoned 13.8 <br />acres located east of the subject property from C-1 to R-1, <br />Single -Family District. At that time, the Board instructed the <br />staff to prepare a proposal to rezone the remaining <br />commercially zoned property located west of that rezoning <br />request. <br />On June 28, 1984, the Planning and Zoning commission voted <br />3 -to -0 to recommend approval of this rezoning. <br />ALTERNATIVES & ANALYSIS <br />Because this request is part of the administrative rezoning <br />process, this section will deal primarily with the existing <br />land use pattern, the current zoning pattern, and the subject <br />property's Land Use designation. <br />Existing Land Use Pattern <br />The subject property contains several single-family residences, <br />a nonconforming mobile home park, vacant land, and agricultural <br />land. North of the subject property is undeveloped land zoned <br />C-1 (which has been designated a neighborhood commercial node). <br />East of the subject property, across 27th Avenue, is a mobile <br />home park zoned R-1MP, Mobile Home Park District, undeveloped <br />land zoned R-1; a contractor's home and office, a storage yard, <br />a mobile home, vacant land, a power substation, and agricul- <br />tural land zoned C-1. South of the subject property is a <br />convenience grocery store and the Pony Keg in a C-1 zoning <br />district. West of the subject property is vacant land, agri- <br />cultural land, and a single-family subdivision. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />the lard west of it as LD -1, Low -Density Residential 1 (up to 3 <br />units/acre). The land north of the subject property was <br />designated a neighborhood commercial node during the public <br />21 <br />
