Pinto <br />Utility Director <br />SUBJECT: ROYALE GARDEN VILLAGE <br />VISTA GARDENS WASTEWATER ALLOCATIO <br />REFERENCES: <br />DESCRIPTION AND CONDITIONS: <br />Mr. John LyonK has requested County wastewater service from the Vista <br />Gardens wastewater plant for the Royale Garden Village site plan <br />located at the old site of the WAXE radio station. <br />At Mr. Lyons expense, Carter and Associates performed an evaluation <br />of the Gardens Plant and determined that there would be sufficient <br />capacity within the plant to service the site plan at.buildout of <br />the Vista Gardens development. The evaluation also addressed alter- <br />natives fo-i expanding the Vista Gardens plant if future expansion <br />of the plant become necessary to accomodate future flows. <br />According to the evaluation, Mr. Lyons proposed development would <br />generate approximately 15000 gallons per day of wastewater, while <br />the Vista plant would have 18000 gallons per day of flow available <br />at buildout of the Vista Gardens service area. <br />ANALYSES: <br />It is the opinion of staff, based upon the evaluation prepared by <br />Carter and Associates, that the Vista Gardens wastewater plant can <br />service Mr. Lyons project and have sufficient capacity to satisfactorily <br />service the Vista Gardens development at buildout. In the event <br />problems were encountered in providing adequate service in the future, <br />the plant can be readily expanded. <br />RECOMMENDATIONS: <br />Staff recommends that the Board of County Commissioners authorize the <br />Division of Utility Services to provide the requested wastewater service <br />to Mr. Lyons Royale Gardens Village site plan via the Vista Gardens <br />wastewater treatment plant. This approval should be subject to the <br />following conditions: <br />1. Mr. Lyons must construct the lift station and a 6 inch force <br />main as necessary to obtain service from the Vista Gardens facility. <br />He must also obtain all necessary utility easements for accomo- <br />dating the lift station and associated force main. <br />41 <br />
