Keati g, VCP CULTURAL DISTRICT <br />Planning & Development Director <br />FROM: Richard Shearer, AICP REFERENCES: 125.3 Acre Rezoning <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 8, 1984. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to rezone 125.3 acres <br />located on the south side of Oslo Road and west of King's <br />Highway from C-1, Commercial District, to A, Agricultural <br />District. <br />This rezoning request is part of the County's administrative <br />rezoning process to establish zoning districts compatible with <br />the Comprehensive Plan. <br />On June 28, 1984, the Planning and Zoning Commission voted <br />2 -to -1 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />Because this request is part of the administrative rezoning <br />process, this section will deal primarily with the existing <br />land use pattern, the current zoning pattern, and the subject <br />property's land use designation. <br />Existing Land Use Pattern <br />The subject property consists of citrus groves and undeveloped <br />land. The land north of the subject property contains citrus <br />groves and other agricultural uses and is zoned A, Agricultural <br />District. East of the subject property, across Kings Highway, <br />is undeveloped land zoned Agricultural. South of the subject <br />property are citrus groves and undeveloped land zoned <br />Agricultural. West of the subject property is vacant land <br />zoned C-1, Commercial District. Further west, across 74th <br />Avenue, is the Ocean Spray fruit processing facility and <br />Hercules, Inc. in an M-1, Restricted Industrial District. <br />Future Land Use Pattern <br />The subject property and the land immediately north and south <br />of it have two land use designations. The eastern part of the <br />subject property, located west of Kings Highway and east of <br />66th Avenue, is designated as RR -1, Rural Residential 1 (up to <br />17 <br />
