Poupard ap REFERENCES: _Wood Hollow <br />Staff Planner u DIS:CLARE <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting on August 8, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Wood Hollow Subdivision is located on the south side of 5th <br />Street S.W., west of 27th Avenue. The development is ±20.7 <br />acres in size, and is divided into 32 lots. Each of the lots <br />is ±. 5 acres in size. The site is zoned R-1, Single Family <br />Residential (6.2 dwelling units/acre) and it has a LD -1, Low <br />Density Residential (3 dwelling units/acre) land use desig- <br />nation. The project's building density is 1.5 dwelling <br />units/acre. <br />The subdivision received preliminary plat approval on May 4, <br />1984. Phase I of Wood Hollow received final plat approval on <br />February 8, 1983. This phase consists of the western sixteen <br />lots in the subdivision. However, Phase II of Wood Hollow <br />subdivision has not yet received final plat approval. The <br />preliminary plat approval granted to the subdivision is <br />scheduled to expire on November 4, 1984. The applicants are <br />requesting an 18 month extension of preliminary plat approval <br />for the second phase of the development. <br />ALTERNATIVES AND ANALYSIS: <br />The County's Subdivision Ordinance 75-3- (the ordinance which <br />this subdivision was approved under) states: <br />"The approval of the Board shall have full force and <br />effect for a period of 18 months from the date of ap- <br />proval. An extension may be granted by the Board." <br />Historically, the Board has granted one, 18 month, extension of <br />plat approval to applicants who request it. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />an 18 month extension of preliminary plat approval to Wood <br />Hollow Subdivision, Phase II. <br />4 <br />AUG 8 1984 BOOK 57 PAL -F881 <br />
