AUG 2 2 1984 Booz `5FADE <br />� 50 <br />Future Land Use Pattern <br />The subject property is part of the 70 acre Roseland Road and <br />U.S. #1 Hospital/Commercial Node. The land north of the <br />subject property is included in the 25 acre Tourist Commercial <br />Node. The Comprehensive Plan designates the land east of the <br />subject property as MD -1, Medium -Density Residential 1 (up to 8 <br />units/acre). The land south of the subject property is also <br />part of the Hospital/Commercial node. The land northwest of <br />the subject property is designated as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). The land southwest of the <br />subject property is designated as LD -1, Low -Density Residential <br />1 (up to 3 units/acre). <br />The MED district was designed specifically for use in the <br />Hospital/Commercial nodes. While not all land within these <br />nodes will necessarily be zoned MED, the hospitals and the land <br />immediately surrounding them should be zoned MED. <br />Transportation System <br />The subject property has direct access to U.S.#1 (classified as <br />an arterial street on the County's Thoroughfare Plan). Rezon- <br />ing the subject property from R -3A and C-1 to MED should not <br />increase the potential traffic attracted to the subject property. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />The subject property is not served by County water nor <br />wastewater facilities. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the subject <br />property be rezoned from C-1 and R -3A to MED, Medical District. <br />Chief Planner Shearer informed the Board that this is <br />part of our efforts to rezone to conform to the Land Use <br />Plan. He noted that they originally proposed that 47.72 <br />acres be rezoned from commercial, but there were a number of <br />individuals who did not want their property rezoned from <br />commercial and the Planning & Zoning Commission cut the area <br />back to 31 acres, which is what is before the board now. <br />The Chairman asked if anyone present wished to be <br />heard. There were none. <br />ON MOTION by Commissioner Wodtke, SECONDED <br />by Commissioner Bird, the Board unanimously <br />closed the public hearing. <br />14 <br />
