Keatin , A <br />P <br />Planning & Development <br />Director <br />FROM: Rih and Shearer, AICP REFERENCES: Williamson Request <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data <br />consideration by the Board of <br />regular meeting of August 22, <br />DESCRIPTION & CONDITIONS <br />herein presented be given formal <br />County Commissioners at their <br />1984. <br />Don Williamson, the owner, is requesting to rezone 4.7 acres <br />located southwest of Humana Hospital and northwest of Bay <br />Street from R-1, Single -Family District (up to 6.2 units/acre) <br />to MED, Medical District. <br />The applicant intends to develop this property for a medical <br />office or a similar use. <br />On July 12, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property is generally undeveloped except for the <br />part closest to the Sebastian River which has buildings on it. <br />Northeast of the subject property is Humana Hospital zoned <br />R -3A, Retirement District. Southeast of the subject property <br />is undeveloped land zoned R-1. Southwest of the subject <br />property is undeveloped land and single-family residences zoned <br />R-1. Northwest of the subject property is the Sebastian River. <br />North of the subject property is Ercildoune Heights <br />Subdivision. <br />�'�re Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />the land southeast and southwest of it as LD -1, Low -Density <br />Residential 1 (up to 3 units/acre). The land north of the <br />subject property is designated as LD -2, Low -Density Residential <br />2 (up to 6 units/acre). In addition, the Comprehensive Plan <br />designates a 70 acre hospital/commercial node at the <br />intersection of U.S. 1 and Roseland Road extending north to <br />include the Humana hospital property.
