Keating, &1CP DISTRICT <br />Planning &,Development Director <br />KS <br />FROM: Richard Shearer, AICP REFERENCES: Co.Int. 9.56 Acres <br />Chief, Long -Range Planning RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 22, 1984. <br />DESCRIPTION & CONDITIONS <br />Indian River County is requesting to rezone 9.56 acres located <br />on the south side of State Road 60 and approximately 300 feet <br />east of Kings Highway from R-1, Single -Family District (up to <br />6.2 units/acre), to C-1, Commercial District. <br />On July 26, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existina Land Use Pattern <br />The subject_ property contains a single-family house and a large <br />number of automobiles. The land north of the subject property, <br />across State Road 60, is vacant, zoned C-1 and will be the site <br />of a recently approved 100,000 square foot shopping center. <br />The land east of the subject property is undeveloped and zoned <br />C-lA, Restricted Commercial District. South of the subject <br />property is the main relief canal. West of the subject. <br />property is a single-family house on a 7.82 acre parcel zoned <br />C-1 and a power substation.. <br />Future Land Use Pattern <br />The Comprehensive Plan designates a 140 acre commercial node at <br />the intersection of Kings Highway and State Road 60 which <br />extends eastward to 43rd Avenue. The subject property and the <br />land immediately north, east, and west of it are part of this <br />node. <br />Based on the C-1 zoning of the properties north and west of the <br />subject property, the C-1 zoning is the most appropriate <br />commercial zoning district. <br />34 <br />
