Keating, AICP C-1, COMMERCIAL <br />Planning & Development Director DISTRICT <br />FROM: fz <br />chard Shearer, AICP REFERENCES: Eddy Rezoning <br />Chief, Long -Range Planning RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of September 5, 1984. <br />DESCRIPTION & CONDITIONS <br />Lucinda Wardall Eddy, the owner, is requesting to rezone <br />approximately 2.2 acres located north of the County Line canal <br />and 300 feet east of 27th Avenue from R-1, Single -Family <br />district (up to 6.2 units/acre), to C-1, commercial District. <br />The subject property is part of a 4.4 acre parcel of land which <br />is split into two parts by a zoning district boundary. The <br />west half of this parcel is zoned C-1.. The applicant is <br />requesting that the east half of this parcel also be zoned C-1. <br />On June 6, 1984, the Board of County Commissioners designated <br />the subject property and the land immeditely west of it as part <br />of a neighborhood commercial node. <br />On July 26, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section., an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description.of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property contains a single-family residence and a <br />mobile home. The land north and east of the subject property <br />contains a fish farm and is zoned A, Agricultural district. <br />South of the subject property, across the County Line canal in <br />St. Lucie County, is a nursery and Lakewood Subdivision. West <br />of the subject property, across 27th Avenue, are the Pony Keg <br />and a Zippy Mart zoned C-1. further west is a single-family <br />subdivision zoned R-1. <br />Future Land Use Pattern <br />The Comprehensive Plan generally designates the subject <br />property and the land north and east of it as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). However, the subject <br />property has been designated as part of a neighborhood <br />26 <br />
