Retail development of the subject property could <br />attract up to 2,092 Average Annual Daily Trips (AADT). <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. - <br />Utilities <br />The subject property is not served by County water nor <br />wastewater facilities. <br />RECOMMENDATION <br />Based upon the above analysis, particularly the neighborhood <br />commercial node designation of the subject property, and the <br />Planning and Zoning Commission's recommendation, staff recom- <br />mends approval. <br />The Chairman asked if anyone present wished to be <br />heard.
