S E P 5 1954 <br />BOOK <br />5+8 <br />4 0j48 <br />commercial for <br />storage and they would be agreeable <br />to a <br />lesser zoning than industrial. <br />Commissioner Bird commented that apparently the main <br />reason the Planning & Zoning Commission voted to deny the <br />requested rezoning was because they did not feel there was <br />sufficient acreage left in the node for it, but he believed <br />it was indicated that this could be reconsidered when the <br />node was expanded. <br />Mr. Shearer did not feel they had said that when there <br />was additional acreage they would look favorably on this, <br />and Planning Director Keating believed that generally there <br />has been an acceptance of the outer limit boundaries staff <br />has recommended; he felt this particular node has drawn a <br />lot of criticism for being stretched. <br />Chairman Scurlock stated that where he has a real <br />problem is with focusing in on the intersection as the hub <br />of the industrial. What he actually sees as the hub of the <br />more intense activity is the airstrip; then as you go <br />towards town, you see hotels and commercial, and gradually <br />phase down to medium density residential, etc. <br />Mr. Shearer believed that is a good analysis. He <br />agreed most of the industrial uses are adjacent to the <br />airport, and felt we may want to look at whether the node <br />right at I-95 is such a good idea. <br />Commissioner Lyons felt that the intersection is still <br />the hub. We do have different uses in different quadrants, <br />but it does start around that intersection. <br />Chairman Scurlock anticipated that we are going to have <br />this problem on every one of these nodes and will have to <br />distinguish between commercial and industrial. <br />Planning Director Keating believed this node will be a <br />lot different than others in the county as far as transition <br />is concerned.
