I <br />SEP 12 1984 BOOK 58 F,�c: ?.37 <br />DESCRIPTION AND CONDITIONS: <br />Carriage Lane is a 12 lot, ±7.5 acre subdivision. The subject <br />property is located at the intersection of 20th Avenue and 4th <br />Street. The site is zoned R-1 (6.2 dwelling units/acre) and <br />has a LD -2 (6- dwelling units/acre) land use designation. The <br />proposed density of the project is 1.6 dwelling units/acre. <br />The applicants.are requesting final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />Carriage Lane received preliminary plat approval from the <br />Planning and Zoning Commission on April 5, 1984. A land <br />development permit was issued on June 6, 1984. Thus, the <br />= applicants have received conceptual approval of their.subdi- <br />vision's layout, and approval of the construction drawings for <br />the site's improvements. <br />The applicants have now submitted a final plat, a bond for 115% <br />of the cost of the project's improvements, a certified cost <br />estimate from the project engineer, and a contract committing <br />them to completing all the required improvements. <br />This application has been .reviewed by the appropriate County <br />Departments. The Public Works. Director has approved the <br />certified cost estimate for the required paving and drainage <br />improvements. The Utility Services Director has approved the <br />certified cost estimate for construction of the project's water <br />lines. The County Attorney's office has reviewed the contract <br />signed by the applicant. This contract commits the applicant <br />to completing all improvements as shown on their approved <br />construction drawings. - The County Attorney's Office has <br />approved this contract subject to its being signed by the <br />Chairman of the Board of -County Commissioners. The final plat <br />is also in conformance with the approved preliminary plat. <br />Thus, all- County. requirements concerning final plat approval <br />have been.addressed. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Carriage Lane Subdivision subject to the <br />condition that the Chairman of the Board of County Commission- <br />ers sign a contract -with the applicant committing the applicant <br />to completing all required improvements. <br />ON MOTION by Commissioner Lyons, <br />SECONDED by Commissioner Wodtke, the Board <br />unanimously granted final plat approval to <br />Carriage Lane Subdivision, subject to the <br />condition that the applicant sign a contract <br />committing to complete all required improvements. <br />CONTRACT IS ON FILE IN THE OFFICE OF THE CLERK <br />JC.
