Goetzfried <br />'I Chief, Current Development Section <br />FROM: Stan Boling REFERENCES: Forest Prk. <br />hb- Staff Planner DIS:STAN <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on September 26, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Forest Park - Unit Three Subdivision is a northward extension, <br />and the final phase, of the Forest Park single-family <br />residential development. There are 26 lots in the ± 21 acre <br />subdivision. The land is zoned R-lA (4.3 dwelling units/acre, <br />Single -Family Residential) and R-2 (6.2 dwelling units/acre, <br />Multi -Family Residential). The R -1A zoning classification <br />covers all of the dry land in the proposed subdivision. The <br />portion of the subdivision which is zoned R-2 includes that <br />portion of the Golf Course lake which encroaches on lots 4-15. <br />This lake is part of a designated Water Management Tract and is <br />to be managed by Vista Properties. The land use designation of <br />the proposed subdivision is MD -2, Medium -Density Residential <br />(10 dwelling units/acre). The proposed building density of the <br />subdivision is 1.24 dwelling units/acre. <br />ALTERNATIVES AND ANALYSIS: <br />The applicant is in conformance with all applicable County <br />ordinances, including the County's Subdivision Ordinance 75-3. <br />The subdivision will be served by County utilities. This has <br />been approved by the Utilities Division. A type "B" Stormwater <br />Management Permit has been approved by the Public Works Divi- <br />sion. All on-site construction has been completed and has also <br />been approved. The applicant has conformed with all staff <br />recommendations concerning the subdivision, with one exception. <br />A maintenance bond shall be posted to insure that all improve- <br />ments in the subdivision are adequately maintained for a year <br />after final plat approval is granted. The applicant has agreed <br />to submit this. <br />RECOMMENDATION: <br />Staff recommends that the Board of County <br />final plat approval to Forest Park - Unit <br />subject to the. condition that the applicant <br />bond in the amount of 25% of the cost o <br />improvements. <br />11 <br />Commissioners grant <br />Three Subdivision, <br />post a maintenance <br />f the subdivision's <br />BOOK. 5 8 PA;E 4?5 <br />
