-I <br />SEP 26 1984 BOOK 58 i r� F 442 <br />Commissioner Lyons asked how the portion of Parcel 2 <br />located above Government Lot 6 is zoned now, and Mr. Shearer <br />replied that most of it is R-2; the triangle on the right <br />edge along SR AlA is zoned commercial. It was the joint <br />decision of the applicant and staff to apply to shift that <br />commercial to the intersection. <br />Chairman Scurlock believed that intersection is a major <br />problem with the beach park being located there and creating <br />fairly intense activity. He anticipated the intersection <br />becoming an increasing problem as time goes by and asked if <br />it would not make more sense to have a square somewhat <br />removed from the intersection.- <br />Mr. <br />ntersection: <br />Mr. Shearer stated that this really was not considered <br />before the Planning & Zoning Commission. After that date, <br />they did discuss it with the Traffic Engineer, who felt the <br />intersection would be a better location because you have <br />access to two separate arterial roads. <br />Mike Chason took the floor representing Vero Beach <br />Trading Corporation. He stated that he would just refer to <br />staff's presentation at this time and be available to answer <br />any questions the Commission might have. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Attorney Michael O'Haire came before the Board on <br />behalf of Summerplace Home Owners Association and residents <br />of the area. He reviewed the history of the development of <br />this area, emphasizing that it was due to its great natural <br />beauty and the fact that it is a very "low key" area. He <br />emphasized that the property being considered for rezoning <br />today has been owned by Gordon Nutt for many years, and in <br />all those years, despite all Mr. Nutt's predictions of great <br />projects, nothing ever has been constructed other than the <br />footer for four villa type units even though a site plan for <br />a 300 room hotel was approved in 1981. <br />W. <br />
