Discussion continued at length re shifting traffic patterns, <br />priorities, Lindsey Road, etc., and Commissioner Bird stated that <br />he wanted to be cooperative with the School Board in every <br />degree, but at some point you get to a fine line as to the proper <br />buffer distance from a school. He felt we must decide in our <br />conscience what is a reasonable buffer. <br />Chairman Scurlock stated that his major concern is the <br />transportation element, and he did not have a real clear answer <br />yet as to what sort of impact the proposed project would present <br />versus multiple family. <br />Commissioner Lyons agreed that the transportation element <br />was his major problem also, and he also just could not see <br />sticking one little blob of commercial there all by itself. <br />Commissioner Bird felt the reason we came up with the MXD <br />for this was we did not cluster our commercial very well in that <br />area in the past, and it is spotty. <br />Planner Shearer informed the Board that if this 1.38 acres <br />were left multiple family we would probably be looking at 125 or <br />130 trips or 10% as much as the commercial. <br />Planning Director Keating continued to emphasize that staff <br />feels the rezoning would be transitional and buffering, but. <br />Commissioner Bowman did not envision a convenience store as a <br />buffer. <br />Mr. Anthony stressed the point that middle income housing <br />will be going in; he believed there is a need for a modern <br />commercial facility to support that housing; and he further felt <br />that there isn't a store on North Gifford Road that a woman can <br />comfortably go in by herself. <br />Mrs. Stanbridge commented that she has stopped at the stores <br />on North Gifford Road. and there are other little stores in this <br />area.
