In the ensuing discussion, it was agreed that as you go <br />westward past 74th Avenue, there is more development mainly on <br />the north side of SR 60. <br />Commissioner Bird believed there are some unusual hardship <br />situations on the north because of the small lots and the <br />commercial zoning, and Commissioner Wodtke pointed out that <br />actually B-1 zoning is quite restrictive and has very limited <br />uses; it is more of a transitional thing. <br />Mr. Shearer noted that you have more intense uses at the <br />intersection and then step down to the B-1. He believed there is <br />more than enough commercial zoning at this intersection. <br />Chairman Scurlock felt where the bank is on the south side, <br />west of 82nd Ave., is as far as we ought to stretch that <br />commercial strip back towards town. He did believe this is quite <br />far removed from the I-95 intersection. <br />Discussion continued at length about the proposed zoning <br />configuration in Paradise Park which would leave the south 8 lots <br />of each block in Paradise Park fronting on SR 60 zoned B-1; the <br />size of the lots; the frontage remaining in these lots after <br />deducting the required setbacks; and the fact that of the 8 lots <br />four run vertical and four run horizontal. <br />Chairman Scurlock stated that his suggestion would be to <br />stop the commercial strip where First Bankers is located on the <br />south side of SR 60 near 82nd Ave. and then on the north side go <br />just to the west of Ranchland Mobile Home Park and create a <br />commercial strip deep enough to provide a reasonable use of that <br />property. Then everything east of that would not be developed in <br />a manner other than allowing neighborhood nodes. <br />Commissioner Bird stated that rather than call it a strip, <br />he would prefer to call it an extension of the node. <br />Planner Shearer commented that apparently the Board is <br />talking about leaving the existing zoning intact for a certain <br />depth in that area on the north of SR 60, and Chairman Scurlock <br />felt that is pretty reasonable. <br />33 <br />L OCT 17 1984 <br />BOOKPe 3F 69%9 <br />
