OCT 17 1984 <br />Attorney Brandenburg explained that to accomplish this, the <br />Board could just delete from the property advertised, the portion <br />they wish to remain as a part of the commercial node. <br />Commissioner Bird emphasized that it is important to go deep <br />enough so that we don't have an unusable situation for the front <br />lots, but we also don't make a bad situation for the remainder. <br />Question arose as to the depth that would be reasonable. <br />Mr. Shearer asked if the Board wants to go all the way to <br />the mobile home park at 82nd Ave. on the north side. <br />Chairman Scurlock noted that all they have in front of them <br />is a very small strip with a package plant on it, and he would <br />have a difficult time seeing how they would use that property. <br />Commissioner Bird stated that he would go along with the B-1 <br />to a certain depth in Paradise Park, but he would feel the <br />property east of Paradise Park should be rezoned to residential <br />because it abuts residential on both sides. Chairman Scurlock <br />agreed. <br />Commissioner Wodtke stated the problem he has is the people <br />have 174' lots and with a setback of 75' on SR 60 and a 15' rear <br />yard setback, they are in a bind. He wished to know if this <br />leaves them sufficient land to build on. <br />Mr. Shearer noted that it leaves them about 851, and <br />Planning Director Keating pointed out that they can put their <br />parking on that 75' setback and further noted that the 75' <br />setback on SR 60 applies to any zoning district on that highway. <br />He did feel they have sufficient area for a building. <br />Discussion continued at length as to the importance of <br />having usable property, and Mr. Keating pointed out there is <br />always the possibility of a variance. <br />Commissioner Wodtke felt basically we do not have to do any- <br />thing on the south of SR 60. <br />Commissioner Bird wished to come up with a tentative motion <br />so those present can understand what the Board is thinking about <br />at this point. He felt a proper motion would be to delete the <br />34 <br />
