Init. /ZC-094 <br />Chief, Long -Range Plannfi <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 21, 1984. <br />DESCRIPTION & CONDITIONS <br />Indian River County is requesting to rezone 6.83 acres, located <br />south of lst Street, SW and east of 43rd Avenue, from C-1, <br />Commercial District, to R-1, Single -Family District (up to 6.2 <br />units/acre). <br />This request is part of the administrative rezoning process to <br />establish zoning districts consistent with the Comprehensive <br />Plan. <br />On October 11, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property is land being developed for commercial buildings which <br />is zoned C-1. Further north, across 1st Street, SW, is <br />undeveloped land and The Meadows, a single-family subdivision <br />zoned C-1 and R-1. East of the subject property are two, <br />single-family residences and undeveloped land zoned R-1. South <br />of the subject property, across the South Relief Canal, is <br />undeveloped land zoned C-1 and R-1. West of the subject <br />property, across 43rd Avenue, is a single-family subdivision <br />zoned R-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />the land north, east, and west of it as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). The land south of the <br />subject property is designated as LD -1, Low -Density Residential <br />1 (up to 3 units/acre). <br />The R-1 district is the most appropriate zoning district for <br />the subject property based on the LD -2 land use designation and <br />surrounding land use pattern. <br />24 <br />
