Transportation Svstem <br />The subject property has direct access to 43rd Avenue <br />(classified as a primary collector street on the Thoroughfare <br />Plan). The maximum development of the subject property under <br />the R-1 zoning would generate 351 average annual daily trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />The subject property is not currently served by County water <br />nor wastewater facilities. <br />RECOMMENDATION <br />Based on the above analysis, particularly the land use <br />designation, surrounding land use pattern, and the Planning and <br />Zoning Commission's recommendation, staff recommends approval. <br />Mr. Shearer noted that this proposed rezoning and the next <br />on the agenda are contiguous except that the South Relief Canal <br />separates them. Historically there has been a small strip along <br />43rd Avenue zoned commercial. There are some existing grand- <br />fathered uses, and this basically will rezone the bulk of the <br />undeveloped land into conformance with the Land Use Plan. R-1 is <br />consistent with the land to the west and east. <br />Commissioner Wodtke commented that when the County initiates <br />a rezoning, he felt we need to fill out a form just as everyone <br />else does and he would like to know the owner's names. <br />Mr. Shearer stated that a list of the owners will be <br />provided in the future. <br />Commissioner Bowman inquired why this rezoning did not go <br />further north, and Mr. Shearer explained that there are buildings <br />under construction there right now or they would have proposed <br />going further north. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Bird, SECONDED <br />by Commissioner Bowman, the Board unanimously <br />(4-0) closed the public hearing. <br />25 <br />NOV 211984 58 pm- dol <br />
