Keat ng,; ICP COMMERCIAL DISTRICT <br />Planning & Development Director <br />e , <br />FROM: Richard Shearer, Chief, Long- A <br />RangePlann��FERENCICP ES: RICH28 P&Z <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 28, 1984. <br />DESCRIPTION & CONDITIONS <br />Mr. James W. West, Jr., the applicant, on behalf of Maggie L. <br />Runyon, the owner, is requesting to rezone 1.27 acres located <br />400 feet east of Old Dixie Highway on the north side of 1st <br />Street from C-1, Commercial District, to C-2, Heavy Commercial <br />District. <br />The applicant intends to develop this property for an air <br />conditioning and heating contractor's building. <br />On October 18, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />-- In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property, across the South Relief Canal, is a mobile home park <br />zoned R-1MP, Mobile Home Park District. East of the subject <br />property is Communications of Vero and a nonconforming mobile <br />home park zoned C-1. South of the subject property is Satellite <br />Associates and Clements Pest Service zoned C-1. West of the <br />subject property is Southern Auto Service, Treasure Coast <br />Diesel Service, the Ira Thompson Canvas Specialty shop, and <br />Cavenaugh Plumbing Service zoned C-1. <br />16 <br />
