Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />all of the land around it as part of the U.S.1 MXD, Mixed -Use <br />Corridor (up to 6 units/acre). The U.S.1 Mixed -Use Corridor <br />allows residential, commercial, and industrial land uses which <br />will be regulated by the zoning ordinance based on the predominant <br />land use pattern in the area. In addition, the Comprehensive <br />Plan states that commercial and industrial uses are anticipated <br />to utilize the majority of the land area within the U.S.1 <br />Mixed -Use Corridor. <br />The existing land use pattern indicates that heavy commercial <br />uses are located adjacent to the subject property. The C-2 <br />zoning district is consistent with these existing heavy commer- <br />cial uses. <br />Transportation Svstem <br />The subject property has direct access to 1st Street (clas- <br />sified as a local street on the Thoroughfare Plan). The. <br />development of the subject property for uses allowed in the C-2 <br />district could attract up to 540 average annual daily trips <br />(AADT). The current C-1 zoning allows development that could <br />attract up to 1,217 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />TT+i 1 i t -i a <br />A County water main runs along the west side of Old Dixie <br />Highway, approximately 500 feet west of the subject property. <br />County wastewater facilities are not available. <br />RECOMMENDATION <br />Based on the above analysis, including the existing land use <br />pattern and the Planning and Zoning Commission's recommenda- <br />tion, staff recommends approval. <br />Richard Shearer, Long -Range Planner, presented staff's <br />recommendation for approval of this rezoning request. <br />Commissioner Bird asked if staff had given any consideration <br />to going ahead and rezoning additional property in this area to <br />Heavy Commercial, as he had received a call about this matter, <br />and Mr. Shearer explained that staff had considered requesting <br />rezoning the area to the north, but they have not had enough time <br />to do a complete analysis of this area.
