Keat ng, AICP MULTIPLE -FAMILY DIST. <br />Planning & Development Director <br />FROM: KS Shearer, AICP REFERENCES: Strazzulla <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their _ <br />regular meeting of November 28, 1984. <br />DESCRIPTION & CONDITIONS <br />Strazzulla Brothers Company, Inc., the owner, is requesting to <br />rezone 57.22 acres located east of 3rd Court and south of 14th <br />Street from R-lA, Single -Family District (up to 4.3 <br />units/acre), to R -2C, Multiple -Family District (up to 12.1 <br />units/acre). <br />The applicant proposes to develop the property for multi -family <br />housing. <br />On October 18, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property and the land south of it are undeveloped. <br />North of the subject property is a mobile home park in the City <br />of Vero Beach. North and west of the subject property is the <br />Rockridge Subdivision which -is zoned R-2, Multiple -Family <br />District (up to 15 units/acre). Rockridge Subdivision is <br />platted at a density of five lots per gross acre with some lots <br />as small as 5,529 square feet.
