NOV 28 1984 Boa 59 <br />explained that R -2B, the next lowest zoning district, would allow <br />8 units per acre, and that would bring this development in at <br />approximately 14 units with the transfers, or possibly even <br />lower. <br />Commissioner Wodtke did not think it was fair to deduct the <br />acreage involved in the donated road right-of-way, and Director <br />Keating explained that the high density reflected the units on <br />the buildable land after the right-of-way was taken. He pointed <br />out that under our current site plan ordinance and the proposed <br />planned residential development ordinance, there is an opportunity <br />to cluster units on any part of a site and that is what is being <br />done here. If you consider the total area, then the density <br />is substantially below the 10 units per acre. <br />Chairman Scurlock hoped that the Commission has a strong <br />commitment to building Indian River Boulevard as a parallel to <br />6th Avenue and U.S. #1, because without that improvement, he felt <br />it would be foolhearty to approve the kind of densities being <br />considered today. He noted that the Transportation Planning <br />Committee has designated the extension as a high priority. <br />Commissioner Bowman questioned the exact line of the <br />environmentally sensitive impoundment, and Director Keating <br />thought that the environmentally sensitive area line is pretty <br />much -contiguous with the dike system. <br />Commissioner Bowman also expressed concern about keeping the <br />fill that would be needed from going into the river and wished to <br />know whether the bridge would be built on pilings. Administrator <br />Wright advised that the road is in the design stage at present <br />and these items are being taken under consideration. He felt <br />that we can only rely on the engineers who happen to be among the <br />best in the state. <br />Chairman Scurlock stressed the importance of coordinating <br />the road improvement with the drainage system. <br />24 <br />s <br />_I <br />
