REFERENCES: Kingswood Est. <br />Staff Planner DIS:STAN <br />It is requested that the'data herein presented be given formai <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 28, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Kingswood Estates Subdivision Phase I is the first of three <br />proposed phases in the Kingswood Estates Subdivision. Phase I <br />is a 16 lot, ± 13.5 acre portion of the Kingswood Estates <br />Subdivision, located at the intersection of King's Highway and <br />16th Street. The site is zoned R-lAA (2.6 dwelling units/acre) <br />and has a LD -1 land use designation (3 dwelling units/acre). <br />The proposed density of Phase I is approximately 1.2 dwelling <br />units/acre; the proposed density of the entire Kingswood <br />Estates Subdivision is approximately 1.3 dwelling units/acre. <br />The applicants are requesting final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />Kingswood Estates Subdivision (all three phases) received <br />preliminary plat approval from the Planning and Zoning Commis- <br />sion on April 5, 1984. A land development - -permit for the <br />entire subdivision was issued on November 7, 1984. Thus, the <br />applicants have received conceptual approval of their subdi- <br />vision's layout, and approval of the construction drawings for <br />the site's improvements. The applicants have agreed to con- <br />tract with the County to complete all improvements, guaranteed <br />with posted security. <br />The applicants have now submitted a final plat, a letter of <br />credit for 115% of the cost of the Phase I improvements, a <br />certified cost estimate from the project engineer, and a <br />contract committing them to completing all the required im- <br />provements. <br />This application has been reviewed by the appropriate County <br />Departments. The Public Works Director has approved the <br />certified cost estimate for the required paving and drainage <br />improvements. The Utility Services Director has approved the <br />certified cost estimate for construction of the project's water <br />lines. The County Attorney's office has reviewed the contract <br />signed by the applicant. This contract commits the applicant <br />to completing all improvements as shown on their approved <br />construction drawings. The County Attorney's Office has <br />approved the contract subject to its being signed by the <br />Chairman of the Board of County Commissioners. The final plat <br />is also in conformance with the approved preliminary plat. <br />Thus, all County requirements concerning final plat approval <br />have been addressed. <br />4 <br />
