Keats g, <br />P <br />Planning & Developm t <br />Director <br />FROM: Richard Shearer, AICP REFERENCES: ZC-100 Memo <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein <br />consideration by the Board of County <br />regular meeting of December 5, 1984. <br />DESCRIPTION & CONDITIONS <br />presented be given.formal <br />Commissioners at their - <br />Art Wilson, an agent for Maple Leaf Properties, the owner, is <br />requesting to rezone 17.23 acres located on the south side of <br />State Road 60 and the west side of Kings Highway from A, <br />Agricultural District, to C-1, Commercial District. <br />The applicant proposes to use this property for commercial <br />uses. <br />On October 25, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />On November 8, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to deny a request to rezone 20 acres located immediately <br />west of the subject property from A, Agricultural District, to <br />C-11 Commercial District. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property, across State Road 60, is undeveloped land zoned C-1, <br />Commercial District. East of the subject property, across <br />Kings Highway, is land being developed for a shopping center on <br />the north side of S.R. 60 and land being developed for a <br />restaurant on the south side of S.R.60. Both of these <br />properties are zoned C-1. South of the subject property is <br />undeveloped land that is zoned Agricultural. Further south is <br />the South Relief Canal. West of the subject property is an old <br />citrus grove, a fruit stand, and a single-family house that is <br />zoned A, Agricultural. <br />19 <br />DEC 5 1984 Boa 59 pmu. 97 <br />
