Maple Leaf Properties <br />Page 2 <br />November 20, 1984 <br />Future Land Use Pattern <br />BOOK 59 P UE 98 <br />The Comprehensive Plan designates a 140 acre commercial node at <br />the intersection of Kings Highway and State Road 60 which <br />extends eastward to 43rd Avenue. Presently, this node contains <br />121.96 acres of land that is zoned C-1, C-lA, Restricted <br />Commercial District, or R-1, Single -Family District. This <br />acreage is broken down as follows: <br />1) Winn Dixie and adjacent commercial uses <br />Based on the existing zoning configuration and land use <br />pattern, 18.04 acres of unallocated land are available in the <br />node. <br />The requested C-1 zoning for the subject property is consistent <br />with the C-1 zoning of the lands to the north and east of the <br />subject property. In addition, there is sufficient unallocated <br />acreage in the node to include the subject property. <br />Transportation System <br />- The subject property has direct access to Kings Highway and <br />State Road 60 (both classified as arterial streets on the <br />Thoroughfare Plan). Commercial development of the subject <br />property could attract up to 13,000 average annual daily trips <br />(AADT) with 1100 trips in the peak hour. The traffic attracted <br />by the peak hour trips may require a left -turn deceleration <br />lane.
