The subject property is <br />located one mile south of State Road 60 and is not adjacent to <br />any commercial, or industrial developments or zoning districts; <br />for those reasons the property should not be considered for <br />inclusion in the State Road 60 and I-95 commercial/industrial <br />node. <br />Transportation System <br />The subject property does not have direct access to a public <br />road. If rezoned, the applicant is proposing to provide this <br />property with access to State Road 60 through the property to <br />the north. The maximum development of the subject property <br />under the R -2D zoning would generate 1,874 average annual daily <br />trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. The subject <br />property is located on the 10 mile ridge. <br />T7+ -i 1 i+-iac - <br />The subject property is not served by County water nor <br />wastewater facilities. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />recommendation, staff recommends approval. <br />Mr. Shearer noted that this property is immediately south of <br />that just rezoned. Staff analysis showed that access seemed to <br />be a problem, but the developer has assured us they would arrange <br />access through property north to SR 60.
