5) 10,000 square feet of building area is required for each <br />acre of site area (derived from Shopping Center - <br />Development Handbook. <br />Although a detailed market analysis must evaluate factors such <br />as trade areas, business competition, buying power, etc., this <br />general analysis focuses on commercial need as a function of <br />demand - supply. Demand is defined as the total amount of <br />commercial land required to serve the projected population in <br />the service area. Supply is defined as the total amount of <br />commercial land available to serve the population. <br />Demand Analysis <br />In order to determine present and future demand, 1984 and 2000 <br />population data from all enumeration districts in the north <br />barrier island were tabulated along with data obtained from the <br />John's Island Property Owners' Association, the Town of Orchid, <br />Marsh Island and other development projects. The following <br />table provides figures on existing and future demand for the <br />study area: <br />Based upon the population projection, the total number of resi- <br />dents demanding commercial services in the year 2000 is es- <br />timated to be 8,569 people. Utilizing a factor of 2.2 persons <br />per household, the total number of dwelling units will be 3895. <br />Based upon the assumption that 2,500 people are required to <br />support a neighborhood commercial center, it is clear that <br />there is a present demand for services, and future demand will <br />increase as the north barrier island population increases. <br />Supply Analysis - Existing Demand <br />Currently, there are few island commercial facilities on the <br />barrier island which serve the shopping needs of north barrier <br />island residents, thus necessitating residents to travel off <br />the island for most needs; particularly grocery shopping. <br />Facilities on the island which can meet some general and <br />specialized needs of north island residents are: <br />1) <br />2) <br />3) <br />r <br />The Wabasso Beach Market - located at the northeast corner <br />of C.R. 510/S.R.
