Keati , AYUP DISTRICT, TO R -2D, MUL- <br />Planning & Development Director TIPLE-FAMILY DISTRICT <br />?15 <br />FROM: Richard Shearer, AICP : A/510 Rzng. <br />Chief, Long -Range Planniri EFERENCESRICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 12, 1984. <br />DESCRIPTION & CONDITIONS <br />Indian River County is initiating a request to rezone 6.1 acres <br />located at the southwest corner of State Road A -1-A and County <br />Road 510 from R-2, Multiple -Family District (up to 15 units/ <br />acre), and C-1, Commercial District, to R -2D, Multiple -Family <br />District (up to 6 units/acre). <br />On September 26, 1984, the Board of County Commissioners <br />rezoned 36.85 acres located south and west of the subject <br />property from R-2 and C-1 to R -2D but denied a request to <br />rezone the subject property to C-1. At that time, the Board <br />briefly discussed the need for commercial development at this <br />intersection and instructed the staff to study the need for the <br />A -1-A and C.R. 510 tourist/commercial node. <br />This rezoning request was initiated to establish a zoning <br />district consistent with the LD -2 land use designation. <br />On November 8, 1984, the Planning & Zoning Commission voted <br />3 -to -1 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property, and the land south and west of it, is <br />undeveloped. North of the subject property, across County Road <br />510, is undeveloped land zoned C-lA, Restricted Commercial <br />District, and R-1, Single -Family District (up to 6.2 <br />units/acre). Further north, are single-family residences. <br />East of the subject property, across S.R. A -1-A, is undeveloped <br />land zoned C-1, and an office building, the Wabasso Beach <br />Market, and a County Park zoned C-lA. Further north, are <br />single-family dwellings zoned R-1, C -1A, and R-2. <br />26 <br />
