JAN 16 1985 <br />Boos 5 -a.�C.5 <br />Vice Chairman Scurlock believed we need a specific approach <br />to low cost housing, and suggested we just make it 550' and be <br />consistent with the underlying zoning. <br />Commissioner Wodtke stated that he would like somewhere <br />where efficiencies are allowed, because he felt there is a <br />definite need, such as at St. Francis Manor, for instance. He <br />suggested we make efficiencies 450' or 500' and then revisit this <br />when we get into the matter of low cost housing. <br />Attorney O'Haire noted that 400 sq. ft. is the size of a <br />hotel room, 20 x 20, and he felt this could snowball in relation <br />to traffic problems, etc., <br />It was again pointed out that this is not changing density. <br />Discussion continued in regard to low cost housing, and it <br />was felt that actually density is more of a factor in low cost <br />housing then square footage. <br />Attorney O'Haire noted the Civic Association is not opposed <br />to low cost housing, but does not feel it should be addressed in <br />the PRD. <br />Commissioner Wodtke asked if the Board has any disagreement <br />about allowing an efficiency in a PRD, and they did not, but felt <br />it should be left at a minimum of 550' <br />Commissioner Wodtke believed in RM -14 we went to 5001, and <br />Vice Chairman Scurlock agreed. It was agreed to set the minimum <br />square footage for an efficiency at 500'. <br />Vice Chairman Scurlock inquired if there were any other <br />recommended changes, and Commissioner Wodtke noted that on Page 3 <br />it states that all PRDs should be located within the boundaries <br />of the Urban Service Areas established in the Comprehensive Plan. <br />He wished to know if we have that mapped out. <br />Director Keating confirmed that we do, but pointed out that <br />it says "should." This is not a requirement. <br />The Vice Chairman asked if anyone else wished to be heard. <br />Nancy Offutt, liaison for the Board of Realtors, noted that <br />they participated in the workshop process and they offer no <br />56 <br />
