Goetzfried REFERENCES: App. pp. Summerplace <br />1 Chief, Current Development Section DIS:MARYJ <br />It is recommended that the data herein presented be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting of January 23, 1985. <br />DESCRIPTION AND CONDITIONS <br />On December 20, 1984 the Planning and Zoning Commission ap- <br />proved a site plan application submitted by Summerplace Limited <br />Partnership II, a business entity of which Thomas H. Collins is <br />a principal. The development proposal provides for the con- <br />struction of. -a two-story banking and professional building on <br />the northwest corner of the intersection of C.R. 510 and S.R. <br />A -1-A, which is more particularly described as Lots L & M <br />Summerplace Subdivision, Unit 1. <br />The applicant has proposed a 3,192 square foot bank and 4,338 <br />square feet of professional office space for the .69 acre site. <br />As proposed, the business center will be accessed via a 24' <br />two-way drive located on S.R. A -1-A. Additionally, a 2 lane <br />drive-through bank teller is to be constructed along the west <br />side of the structure, allowing vehicles to exit on to C.R. <br />512. <br />The stormwater management plan, the landscape plan, and the <br />utilities plan all meet County regulations and have been <br />approved. The southeast and southwest quadrants of the S.R. <br />A -1-A and C.R. 510 intersection are presently undeveloped. <br />However, an approved site plan exists for the construction of a <br />300 unit hotel on the east side of A -1-A and a site plan <br />application has been submitted for the development of a 258 <br />unit condominium project on the west side of A -1-A. A retail/ - <br />office building is situated on the northeast corner of the <br />intersection, while the remainder of the general area to the <br />north is occupied by single-family residences. <br />It is approval of this site plan application that the Planning <br />& Development Division is appealing. <br />ALTERNATIVES AND ANALYSIS <br />During the course of review, the Technical Review Committee <br />identified a problem with regard to access to the site. The <br />problem relates to the available site frontage and the short <br />distance between the 510/AIA intersection and the north and <br />west property lines of the site. Given the restricted site <br />frontage on SR AIA, the location of Shell Drive at the north <br />property line of the site, and planned improvements to the <br />510/AIA intersection, the Technical Review Committee determined <br />that access from the site to AIA should not be allowed. <br />24 <br />
