Kea in AICP C-1, COMMERCIAL DIS - <br />Planning & Development Director TRICT, TO R-1, SINGLE- <br />FAMILY DISTRICT <br />FROM: hard Shearer REFERENCES: McManus Request <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data <br />formal consideration by the Board <br />their regular meeting of February <br />DESCRIPTION AND.CONDITIONS <br />herein presented be given <br />of County Commissioners at <br />6, 1985. <br />John McManus, the owner, is requesting to rezone .25 acres <br />located east of North Indian River Drive and north of <br />Sebastian from C-1, Commercial District, to R-1, Sin- <br />gle -Family District (up to 6.2 units/acre). <br />The applicant intends to add on to an existing single-family <br />dwelling on this property. <br />On December 13, 1984, the Planning and Zoning Commission <br />denied a County initiated request to rezone 98 acres (in- <br />cluding the subject property) from 6 zoning districts to <br />R -2B, Multiple -Family District (up to 8 units/acre). <br />On January 10, 1985, the Planning and Zoning Commission <br />voted 5 -to -0 to recommend approval of this request. <br />ALTERNATIVES AND ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site <br />and surrounding areas, potential impacts on the transporta- <br />tion and utility systems, and any significant adverse <br />impacts on environmental quality. <br />Existing Land Use Pattern <br />The subject property contains a single-family dwelling. <br />North of the subject property is the Juda commercial fishery <br />zoned C-1. Further north is undeveloped land zoned R-3. <br />East of the subject property is the Indian River. South of <br />the subject property are two single-family dwellings and <br />undeveloped land zoned C-1. West of the subject property, <br />across North Indian River Drive, are single-family <br />dwellings and mobile homes zoned C-1 and R-1. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and <br />all of the land around it as MD -1, Medium -Density Residen- <br />tial 1 (up to 8 units/acre). The existing C-1 zoning is not <br />in conformance with the MD -1 land use designation. The <br />23 <br />
