Stan Boling REFERENCES: sanderling <br />Staff Planner �.�DIS:STAN <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 20, 1985. <br />DESCRIPTION AND CONDITIONS: <br />The Sanderling subdivision is a ±9.13 acre, 13 lot subdivision, <br />located on the barrier island approximately one mile north of <br />the C.R. 510 and S.R. A -1-A intersection, east of A -1-A. The <br />subject property is zoned R -2D, Multiple Family Residential, (6 <br />dwelling units per acre), and has the land use designation <br />LD -2, Low -Density Residential (up to 6 dwelling units per <br />acre) . The proposed gros's building density of the project is <br />approximately 1.4 dwelling units per acre. <br />The applicant, Associates Management Group, Inc. (Tom Collins,. <br />president) is requesting final plat approval and has submitted: <br />a contract committing A.M.G., Inc. to completing construction <br />of all required improvements, a,certified cost estimate of the <br />improvements from the project's engineer, an irrevocable letter - <br />of credit for 1150 of the estimated cost of constructing the <br />improvements, and the final plat. <br />ALTERNATIVES AND ANALYSIS: <br />This application has been reviewed by the appropriate County <br />departments. The Public Works Division has approved the <br />certified cost estimate and construction plans for the required <br />paving and drainage improvements. The Utilities Services <br />Division has approved the certified cost estimate and con- <br />struction plans for the project's water distribution system. <br />The County Attorney's Office has approved the contract to <br />construct the improvements subject to its being signed by the <br />Chairman of the Board of County Commissioners. The plat is in <br />conformance with the conditionally approved preliminary plat. <br />The Sanderling received conditional preliminary plat approval <br />from the Planning and Zoning Commission on December 20, 1984. <br />At that time, the Planning and Zoning Commission granted <br />preliminary plat approval subject to the condition that the <br />Board of County Commissioners accept the applicant's $27,000 in <br />lieu of dedication of one beach access easement, at the time of <br />final plat approval. <br />Under section 10(r) of the subdivision ordinance, this subdivi- <br />sion is required to dedicate a 15' wide public beach access <br />easement from S.R. A -1-A to the ocean or to dedicate the fair <br />market value of such an easement. The Property Appraiser's <br />Office has estimated the value of such an easement at $27,000. <br />12 <br />� s � <br />
