important, i.e., the Public Works Director recommended that the <br />applicant provide a 3 lane widening of AlA. Mr. Nutt has said he <br />would construct a left turn and three lane from his south <br />property line to the intersection, but the Public Works Director <br />does not feel that would be appropriate because north of the <br />intersection you then would have a transition back to two lanes. <br />Staff has not yet received a positive response on this particular <br />item. <br />Item 6 - Mrs. Goetzfried continued that staff has not <br />received any positive response from the applicant in regard to <br />consideration of the possible effects of beach erosion on his <br />property nor have they received a positive response to Items 7 <br />and 8, but she believed the applicant is now ready to respond to <br />the Board as to these items. <br />Planning Director Keating wished to make the Board aware <br />that staff has worked hard with the applicant and their discus- <br />sions have been very productive, especially when you consider the <br />fact that the applicant has agreed to comply with all the <br />ordinance requirements. He believed that overall a lot of <br />progress has been made. <br />Attorney William Stewart came before the Board representing <br />Mr. Nutt. He noted that this is a continuation of the hearing of <br />January 23rd, and he believed the primary purpose of this hearing <br />is to review the progress made with the Planning staff about the <br />ability of the developer to meet current ordinance requirements. <br />He expressed his appreciation of the efforts of the Planning <br />staff since the last hearing in trying to come to some accommo- <br />dation on these issues, and he did believe they have taken a <br />reasonable view throughout. Attorney Stewart believed the charge <br />of the Board at the last meeting was for staff to identify the <br />areas of the Zoning Ordinance that have changed since the site <br />plan was approved, and he felt this was covered in staff's memo <br />reviewed by Mrs. Goetzfried.
